I usually bid on real estate items, and i would like to know how the "AS" works as the final bid, do you process the high bid or does the bid go in at the next highest level. for example, if my highest bid is $800 and the item high bid is $400 when i snipe, what does "AS" bid as my final bid 5 seconds before the bidding is over?

At the point where your programmed bid goes in, 5 seconds before the close of the auction, AS places the amount you specified, in full. If it's more than enough to win the auction, eBay uses only the amount necessary to win, and you are not liable for any amount beyond that. In the example you cited, where your programmed bid was $800 and $400 was sufficient to win the item, only $400 of your bid would be applied by eBay -- but AuctionSniper would bid all $800 because that's what you told it to do.
