After explaining why you need your space back, I'd give him a deadline. 1 week... 4 weeks... whatever. After that, he'll have to be finished, or move it. He'll at least get a heads up, and have time to do one or the other. Warn that you will stick to your guns, and hold him to it though... no extentions...

It's nice to do someone (anyone) a favor, but when you begin to feel taken advantage of, it's time to put a stop to it.
